Remediation Protocols

The National Association for Moisture Management recommends the use of “Green Products” for the cleaning of microbial and bacterial growth to insure the safety and well being of the occupants, workers and students inside any structures.

The use of biocides, pesticides and certain man made products to kill mold and bacteria in most cases leaves behind residuals that omit Mycotoxins and VOC’s according to the American Conference of Government Industrial Hygienists (ACGIH) and may not be noticeable by visual or olfactory inspection. Mycotoxins and VOC’s which cause health issues do not show up on mold tests.

To insure that mycotoxins and VOC’s are cleaned up as well as the Microbial and Bacterial levels we recommend the following:


Standards for products used in remediation and cleaning for Microbial and Bacterial Issues - Product Should:

  • Be tested by the Occupational Safety and Health Administration (OSHA) for Volatile Organic Compounds (VOC's).
  • Have a toxicology white paper stating the residual of the product is safe.
  • Have been tested on a variety of building materials by Certified Mycologists in a Laboratory environment to show that the product has successfully cleaned the mold from the building materials.
  • References of successful results from satisfied customers.

Typical Scope of Work:

  • Construct a full containment barrier to isolate the designated zones from the rest of the structure, if necessary.
  • Pretreat area if necessary.
  • Remove or wrap up tightly all artwork and leather materials.
  • HEPA vacuum all fabric furnishings and cover with plastic.
  • Pre-clean all hard surface furnishings and cover with plastic.
  • Contain, remove and dispose of all contaminated materials that cannot be salvaged.
  • Any building materials with visible contamination that can be salvaged shall be surface scrubbed.
  • Wire brush or scrub any exposed framing in treatment areas.
  • The entire structure must be thoroughly cleaned and decontaminated.
  • The entire HVAC system should be treated.
    • Do not use chemicals.
  • The entire structure must be thoroughly HEPA vacuumed.
  • There should be no visible mold or odors upon completion of remediation.

A scope of work prepared for your property may be different, but should follow a similar guideline of:

  1. Contain if needed.
  2. Eliminate visible mold.
  3. Treat and eliminate residual mold spores from furnishings, flooring, walls, air and HVAC system.
